Application Process & Criteria

Applications typically take 3–5 business days to process. We will contact you if additional information is needed.

Leasing Conditions

Please read carefully before signing your application.

  • Smoking is not permitted inside any MidSouth Home Rentals property.
  • Illegal activity, including drug use or firearms violations, will result in immediate lease termination.
  • All pets must be approved and screened via PetScreening.com.
    • A minimum non-refundable $300 pet fee per approved animal will apply (fee may vary based on breed and screening score).
    • A minimum $25 monthly pet rent per animal is required.

Application Fees

  • MidSouth Home Rentals does not charge an application fee. However, if your application is approved, a $50 Lease Processing Fee will apply.
  • Cash Not Accepted.

Leasing Qualifications

To qualify for a MidSouth Home Rentals property, you must meet the following criteria:

  • Proof of Income
    • Two most recent pay stubs showing year-to-date earnings
    • Additional documentation for: SSI, child support, alimony, retirement income, or Section 8 RTA packet
    • New employment: Letter from employer on company letterhead stating start date, income, and position
  • Minimum credit score of 525 required for all applicants
  • Monthly net income must be at least 3 times the monthly rent, including for Section 8 voucher holders, whose portion of the rent must meet the same 3x income requirement.
  • No rental judgments or evictions within the past 5 years. Exceptions may be considered if the applicant has established a positive rental history of 1 year since the eviction.
  • Applicants must be able to activate utilities in their own name and provide a copy of their most recent utility bill for verification.
  • All adult applicants are subject to a criminal background check; applicants convicted of felony convictions or crimes against another person are not eligible for tenancy.
  • Applicants must be current on rent at their current residence, and landlord references will be verified as part of the application process.

Lease Commitment

  • Once approved, a full security deposit must be paid to reserve the property.
  • You will have 3 days to sign your lease.
  • Possession must occur within 30 days.
  • If you fail to sign the lease within that timeframe, the security deposit may be forfeited.

Important Disclosures

  • Providing false information or submitting a bad check may void your lease.
  • All approved applicants must take possession and begin paying rent within 30 days of approval unless otherwise agreed.
  • The application becomes a part of your legal lease agreement.
